The showpiece development years in the making, Jubilee Square could soon be seeing its first tenants moving in.
The development once known as CCOS (City Centre Opportunity Site) South should have been completed in October 2022, but was subject to various delays over the following months. Although construction work concluded in the spring, it remains empty.
Last autumn, SADC announced it had sold all 93 residential properties to Watford Community Housing, which plans to make 33 available for social rent and sell 60 apartments on a shared-ownership basis with support from Homes England.
Now it seems as though we’re edging nearer to some sort of turning point.
Suzanne Jones, SADC strategic director for customer, business and corporate support, said: “We have made great progress with Jubilee Square over the last few weeks and have now met all pre-occupation requirements.
“These have included securing the building warranty, ensuring all planning conditions have been met and completing some highway works.
“The sale of the flats to the housing association, Watford Community Housing. will be finalised this month, within the deadline set by Homes England, following the completion of all legal work.
“We will retain nomination rights for 33 of the flats and these will go to people on our social housing register, including some tenants from Telford Court which is being decommissioned and will be redeveloped.
“Our housing team are already working closely with Watford Community Housing on various issues including establishing the dates when tenants will want to move in.
“We continue to work with our property advisors on the marketing of the commercial space and we are in negotiations with several organisations who have made offers.”
